The Pre-Listing Inspection: A Buyer's Best Friend
How Leisure World's unique inspection process protects you before you even make an offer.
In most neighborhoods, finding code violations is your responsibility. In Leisure World, the Mutual sends their own inspector into the unit before it is even allowed to be shown to the public. This Pre-Listing Inspection (PLI) identifies repairs that the seller is responsible for completing by 10 business days prior to close of escrow.
How the PLI Protects You
Code Compliance
The Mutual ensures the unit has no illegal modifications, unauthorized electrical work, or structural violations. You won't inherit the previous owner's unpermitted DIY projects.
Enforced Seller Repairs
If the required work has not been completed by the seller, the inspector writes work orders to have the work completed prior to the close of escrow. The cost will be deducted from the seller's Repair Deposit. You do not pay for these Mutual-mandated fixes.
Full Transparency
You won't be kept in the dark. The mandatory Buyer Orientation Meeting includes a review of the PLI report, Mutual rules and expectations.
It's up to you! The Mutual's PLI focuses heavily on Mutual property, community codes, and structural compliance. You may always hire an independent home inspector also inspect the property.
