Leisure World vs. the Neighbors: Fall 2026 Market Showdown

A single-story, light green home with a welcoming porch
Explore Leisure World Seal Beach, California real estate market trends. Median price $318,500, 111 active listings, expert insights for 55+ buyers.

Picture two neighbors chatting over the fence. On one side: Leisure World, about 6,600 co-op and condo homes behind a gate, where the clubhouse calendar is fuller than most people’s social lives. On the other: Old Town Seal Beach, College Park, Rossmoor, Los Alamitos and Huntington Harbour, where a single-family home with a yard (or a boat dock) is the prize.

Same zip codes, same ocean breeze, wildly different price tags. We pulled every Leisure World sale from the last 12 months (349 closed sales, October 10, 2025 to October 9, 2026) and lined them up against the latest public numbers for the neighborhoods next door. Here’s who wins on price, who wins on speed, and what it all means if you’re buying or selling.

1. Price per square foot: the neighbors pay about double

Inside Leisure World, a square foot averaged $389 to $494 over the past year. Outside the gates, the neighborhoods next door run $703 to $1,010 per square foot, roughly 1.7 to 2.5 times as much.

Inside Leisure World (CRMLS closed sales, last 12 months)

  • 1 bed, 1 bath: $389/sq ft on average, about $252K average sale price (88 sales)
  • 2 bed, 1 bath: $415/sq ft on average, about $375K average sale price (166 sales)
  • 2 bed, 2 bath: $494/sq ft on average, about $558K average sale price (95 sales)
  • The priciest sale of the year was a 1,300 sq ft 2/2 at $800K.

That’s up from the $368 to $425 range in our last report, so Leisure World values have kept climbing, especially for the larger, remodeled 2/2s.

Outside Leisure World (latest Redfin medians)

  • College Park East: $703/sq ft, median sale $1.48M (June 2026)
  • Los Alamitos: $813/sq ft, median sale $1.49M (August 2026)
  • Huntington Harbour: $824/sq ft, median sale $2.08M (July 2025, the latest Redfin posts for the neighborhood)
  • Rossmoor: $866/sq ft, median sale $1.68M (August 2026)
  • Old Town Seal Beach: about $1,010/sq ft, median sale $2.35M (June 2026)

Fun fact: Redfin’s citywide Seal Beach figure ($436/sq ft, $403K median in August 2026) looks almost exactly like Leisure World’s. That’s no coincidence. Leisure World makes up the bulk of Seal Beach’s sales, so it pulls the whole city’s average down to its level.

What drives the price difference?

1. A 55+ buyer pool. Leisure World sells only to buyers 55 and older. Outside the gates, families, young professionals and investors all compete for the same houses, and more bidders means higher prices.

2. Co-op ownership, cash buyers. Nearly every Leisure World sale is a stock cooperative, which most lenders won’t finance. The result: 98% of last year’s sales closed with cash. Fewer financing options keeps prices in check. Outside, conventional and jumbo loans are the norm.

3. Land and lot size. Outside homes come with the dirt underneath them, often a single-family lot, sometimes a boat dock or an ocean view. A Leisure World buyer is buying a share of a mutual, a cozy floor plan (650 to 1,140 sq ft on average) and a whole community of amenities.

4. Monthly fees do some of the work. The typical Leisure World monthly fee ran about $571 in this data set. It covers a lot (property taxes on many co-ops, exterior upkeep, security, the pools, golf and clubhouses), but buyers factor it into what they’ll pay up front.

5. Rules keep things steady. Leisure World’s mutuals set clear rules on remodels, rentals and occupancy. That keeps the market stable and predictable, while outside homes can be remodeled, expanded or rented, which pushes values up over time.

2. Days on market: Leisure World is the sprinter

The typical Leisure World home sold in 22 days last year, faster than every neighborhood outside the gates except College Park East.

Inside Leisure World (median days on market)

  • 1 bed, 1 bath: 22 days
  • 2 bed, 1 bath: 21 days
  • 2 bed, 2 bath: 21 days
  • 43% of homes sold within two weeks, and 58% within a month.

One honest caveat: the average is higher, about 43 days, because a handful of overpriced or dated units sat for months and dragged it up. Price it right and it moves. Price it wrong and it waits.

Outside Leisure World (latest Redfin medians)

  • College Park East: 25 days
  • Rossmoor: 39 days
  • Los Alamitos: 49 days
  • Huntington Harbour: 79 days
  • Old Town Seal Beach: 83 days

Why do Leisure World homes sell faster?

  1. Buyers have already decided. Most shoppers have chosen to downsize into Leisure World before they tour. They’re picking a unit, not a lifestyle.
  2. Cash closes quick. With 98% cash sales, there’s no appraisal drama or loan approval to wait on.
  3. A lower price point. A $375K home has far more qualified buyers than a $1.7M one.
  4. End-users, not investors. People buy here to live here. They don’t wait on the sidelines for a better deal.

Sale prices are holding up too: the median Leisure World home sold for 99% of its list price, and 45% sold at or above asking.

Final thoughts

  • Retirees and downsizers: Leisure World gives you Seal Beach living at roughly half the price per square foot of the neighbors, plus pools, golf, clubs and a built-in social life.
  • Buyers who want land, a yard or a loan: the neighborhoods outside the gates offer more space and flexibility, at a much higher price and often a longer wait.
  • Leisure World sellers: price it right and you can expect a sale in about three weeks, often to a cash buyer.
  • Sellers outside the gates: plan for one to three months on market, depending on the neighborhood.
