Overview & Certificates Needed
Placing your Leisure World unit into a trust requires assigning two specific certificates rather than recording a standard real estate deed:
- Seal Beach Mutual Share of Stock Certificate
- Golden Rain Foundation (GRF) Membership Certificate
Both certificates must be assigned to your trust. This assignment may be executed on a separate document prepared by your legal advisor or completed directly on the pre-printed assignment form on the back of each certificate.
Step-by-Step Assignment Instructions
- 1Identify Registered Owners: Whoever is named on the front of the certificates as the registered owner(s) must complete and sign the assignment area on the back of both certificates.
- 2Fill in the Three Pre-Printed Blank Lines:Blank Line (1) — "For Value Received...":
Write in "I" or "we"Blank Line (2) — "Hereby sell, assign, and transfer unto...":
Write in the exact Title of your TrustBlank Line (3) — "Irrevocable constitute and appoint...":
Write in "Golden Rain Foundation" *Note: Please disregard if Golden Rain Foundation is already pre-printed on this line. - 3Date the Assignment: Date each certificate on the day you execute the assignment.
- 4Signatures & Notarization: Each owner listed on the front must sign the assignment section on the back. Notarization is not required when the assignment is executed directly on the backs of the certificates.
Important Recordkeeping Safeguards
- Keep Originals with Your Trust: Keep your original certificates stored together with your original, complete trust binder.
- Notify Successor Trustees: Ensure your Successor Trustee(s) knows the exact location of these original certificates.
- Corporate File Policy: The Stock Transfer Office does not maintain copies of your trust or assignments in the corporate file.
