Residency Eligibility Guide: Seal Beach Mutual No. One

To qualify for residency in Seal Beach Mutual No. One, all persons seeking to purchase a share of stock must meet specific age, financial, and membership criteria. These regulations ensure that all residents are prepared for the "Active Adult" independent living lifestyle of the community.


1. Age & Membership Requirements

  • Minimum Age: You must be a minimum of 55 years old.
  • Required ID: Age must be confirmed by a birth certificate, passport, driver’s license, or a "REAL" ID.
  • Foundation Membership: You must apply for and be accepted as a member of the Golden Rain Foundation, Seal Beach.
  • Occupancy Agreement: Buyers must assume, in writing, the obligations of the "Occupancy Agreement" used by the Mutual Corporation.

2. General Financial Criteria

The Mutual requires proof of financial stability to ensure all residents can cover monthly costs and property taxes.

  • Monthly Income: Your verified monthly income must be at least five (5) times the total monthly carrying charge (Regular Assessment plus property taxes and fees).
  • Liquid Assets: You must show at least $50,000 in liquid assets that have been held for at least the past six months.
  • Credit Score: You must have an averaged FICO (versions 2, 4, and 5) credit score of 700. The Mutual will obtain these reports; outside reports are not accepted.
  • Whose Income Counts: Only the resident shareholder's income is considered for qualification purposes.

3. Financial Estimate for a $350,000 Purchase

If you are purchasing a unit for $350,000, the following estimates help determine the income you will need to show for approval:

4. Important Notes for Buyers

  • Independent Living: Leisure World is an "Active Adult Community" for independent living. It is not a nursing home, assisted living facility, or senior living community.
  • Income Verification: Verification of income and assets is performed by the Escrow Company and the Stock Transfer Office before the buyer interview and close of escrow.
  • Verification Documents: Income is verified using the past two years of tax returns (Adjusted Gross Income), Social Security distributions, and 1099s.
  • Title Changes: Existing residents moving units or changing a title must meet these requirements unless they have been in good standing for five years.
  • Timeline: Board approval must be received by the Stock Transfer Office at least 10 working days prior to the close of escrow.
