Navigating a Trust Sale in Leisure World

Selling a property held in a trust requires a mandatory review by the Golden Rain Foundation (GRF) before we can list your home.

Step 1: Is your unit actually in the Trust?

Many sellers *think* their home is in a trust, but the paperwork was never finalized. To verify, you must look at your physical certificates.

THE GOLDEN RULE:
Look at the BACK of your Ownership & Membership Certificates.

YES: Trust Name Written on Back = In Trust
NO: Back is Blank = NOT in Trust

*If the back is blank, the unit is not in the trust, regardless of what your other estate planning documents say.

The Trust Sale Timeline

Unlike a standard sale, we cannot order the Notice of Intent (NOI) immediately. We must clear the "Trust Review" hurdle first.

Gather Required Documents

If the unit is in a trust or the owner is deceased, we must collect:

  • Copies of the Trust Documents
  • Death Certificate(s) (if applicable)
  • Trustee Appointment Papers (Successor Trustee)

The Mandatory GRF Trust Review

We submit your documents to the Golden Rain Foundation. Their legal team reviews the paperwork to verify authority.

Timing: This process takes approximately One Week.

Order the NOI

Only after the Trust Review is cleared can we order the "Notice of Intent to Withdraw." This officially starts the listing process and allows us to schedule the Pre-Listing Inspection.
