Closing Day in Leisure World
The final step of the escrow process and how you get your keys.
In standard real estate, closing day is when a deed is recorded with the county. In Leisure World (Mutuals 1-12 and 14-16), you are buying into a Stock Cooperative. Therefore, "closing" occurs when the GRF Stock Transfer Office officially transfers the Stock Certificate and Membership into your name. (If you are in Mutual 17, a traditional deed will be recorded).
The Closing Day Timeline
1. Final Funding
Early in the morning, the Escrow company verifies that all necessary funds (your cash wire and the Trust Property Use Fee) have been received and balanced.
2. The Official Transfer Appointment
You meet with the Leisure World Stock of representitives to sign your ownership and membership certificates. You will also have you photo taken for your leisure World ID Cards. This meeting is at the intersection of Golden Rain and St. Andrews at the Stock Office in the Administration Buiding.
3. Getting Your Keys
At the end of your Stock Office appointment you will receive keys to your new home. Stop by building 5 afterward to get you car transponder for the gates and you are ready lo live the Leisure Life.
Leisure World is a secure, gated community with strict rules regarding vendors and moving trucks.
- Gate Passes for Movers: You must arrange access for your moving trucks through the main security gate or your new Proptia app.
- Contractor Hours: If you are planning immediate renovations, be aware that contractors are only permitted to work during specific Mutual-approved hours (typically Monday through Friday, daytime hours only).
- Vetted Contractors Only: Any contractors you hire must be vetted and approved by the Golden Rain Foundation (GRF).
