Understanding the Leisure World Trust Property Use Fee (TPUF)
When purchasing or moving into a home in Leisure World Seal Beach, new residents contribute to maintaining the community’s extensive amenities through the Trust Property Use Fee (TPUF).
What is the TPUF?
The Trust Property Use Fee is a one-time fee paid during escrow or upon move-in. It grants non-owner residents and new buyers full access to all Golden Rain Foundation (GRF) amenities, clubhouses, golf courses, swimming pools, and recreational facilities.
Current Fee Rate
- Trust Property Use Fee: $8,000 (one-time assessment collected during stock transfer / escrow)
How Is the Money Used?
100% of the TPUF is deposited directly into the GRF Reserve Fund. This fund ensures long-term infrastructure health by covering major replacements, repairs, and modernization projects across Leisure World's trust properties without requiring special assessments on residents.
Who Must Pay the TPUF?
Under GRF Policy 37-1400-1, the TPUF applies to:
- New Move-Ins & Buyers: One-time fee collected during stock transfer / escrow.
- Co-Occupants: Non-owner residents residing with a shareholder or Mutual owner.
- Mutual Renters / Lessees: Renters whose lease commenced after December 31, 2020.
